Cheap Sheds – How much do they cost?

What makes a cheap shed?

The old saying you get what you pay for is definitely true for Sheds.  There are shed companies that will cut corners (the key removing as much steel as possible – the lighter the shed the cheaper it will be) and then there are those that will not compromise.  There are strict regulations and building guidelines stipulated in the BCA (Building Code of Australia) but like all products there are those that will do the absolute minimum to meet the standards and there are those that pride themselves in exceeding them and creating excellent products.

So why should you care?  Some of these shortcuts will translate to a reduction in quality, watch out for the following

  • You might get 0.40 TCT on the roof sheet  – that is in this case a 0.40mm thick Total Coated Thickness or the equivalent of 0.35mm BMT (Base Metal Thickness). So this is 0.07mm thinner than the normal roof sheeting that should be installed for a domestic shed. It’s cheaper and many people don’t know the difference!  This thickness of steel is easily damaged and usually can’t be walked on.  You can find more detail on the difference here.
  • There are three major types of sheds and all of these will have different pricing (C-Section is usually the cheapest).
    • Cold Rollformed portal frame shed (constructed using C-Section steel).   This is what the largest manufacturers usually provide and are usually limited to a span of 18 meters.
    • Structural fabricated steel shed (constructed using H section, I beam or C channel).  This type of shed has a high strength joining system and while it can be assembled more quickly it usually reserved for greater than 18 meter spans.
    • Steel  Stud framed sheds.  These are identical to the steel stud framing used in housing.  This has an advantage of providing additional internal area over C-Section construction.

  • Is the steel imported or from a local steel manufacturer.  The line is getting blurred here as the likes of BlueScope have massive manufacturing capacity overseas now.  The question should probably be changed to “has the steel be tested to meet Australian standards”.  Not all steel is of the same quality as can be seen here.
  • Some shed packs are complex to put together and will cost more to erect (often the cheaper sheds).
  • There are lots of additional tricks (and sometimes costly mistakes) that will save steel and reduce the price.

Please beware and make sure that you understand the difference when buying a shed, as not all sheds are the same!

Now to the cheapest of the cheap, accurate as of the 1/2/2015.  These have been sourced from various companies providing portal frame sheds (C-Section) that are known within the industry to have the cheapest sheds and garages.  Note that these prices do not include delivery, erection, windows, personal doors, insulation or automatic door mechanism or plans in some cases!  In addition, they do not advertise what components they are using or what wind rating they are rated too, so this could go up significantly if you are in a high wind zone or an area that can get snow.

Caution: These are advertised prices without much about the actual components in addition this does not include buidling, you must see the detailed shed specification before you can make a true and accurate comparision.

There is no doubt these prices are from internationally sourced steel, just remember that you must compare quote for quote and all details must be included so you can fairly compare.  Do not buy the shed until you have seen the detailed specification of your shed or garage.  Not to mention you will want good service as often components will be missing or damaged.  Lesser shed companies will have one out of every ten sheds with damaged or missing parts, you need a distributor that provides great service when things go wrong.

Sheds come in different types

The majority of sheds sold today in Australia are of the portal frame design and the components are what is called cold rollformed. But there are two other important types of shed construction that is becoming more popular, the structural steel frame and the stud frame sheds. This is a quick rundown on the three different types:

 

1. Cold rollformed portal frame shed.

This is the most common type of shed and is normally supplied pre-engineered and in a kit form. The main structure (called the portal frame) consists of rolled purlins, girts, batton, top hat and brackets. The cladding and flashings are common to all types.

As you can see the basic prinicple is that all the purlins (both rafters and colums) consist of cold rolled C section joined by fabricated brackets that bolt each assembly together. The roof and wall members are added once all the portal frames have been stood. This is a very efficient system that can be transported easily and assembled on site with minimal tools. 

 

2. Structural fabricated steel shed.

 Nearly the same engineering prinicple as number 1 – except all the colums and rafters are from hot rolled section such as H section, I beam, or C channels with welded cleats and joiners on all ends. All other components are normally the same. The advantage of this type of design is for larger spans especially used in large warehouse constructions and normally over 18 meter width.

The structural steel is heavy to transport but does allow faster erection and extremely high strength joining system. All the other components are very similar.

 

3. Steel stud framed sheds.

 Now this is completely different to the above two. It is identical to the steel stud framing used in housing and results in a very strong overall construction. The walls and trusses are all prefabicated in sections and simply stood on site and then clad. The advantage of this system is the ease of which you finish the sheeting internally and is the reason it is gaining popularity.

As you can see there are no colums protruding into the interior and all window and door penetrations are done at fabrication stage. While slightly more to transport – the erection time is greatly reduced and the finish (interior) allows much cheaper cladding solutions. It can be treated in the same way as a normal house frame.

ShedSafe – An Industry Body or A Brand – Part 2?

Shedsafe errors in the requirements of its members?

This Part 2 (of many to come) is basically regarding the accreditation requirements placed on its manufacturers of sheds that are Shedsafe Accredited. The first requirement that is outlined below is in regard to the thickness of the steel roofing utilised in shed construction. Prior to delving into this area – a brief explanation of the product flow is required of the steel used in the shed roof cladding .

The steel manufacturers process iron ore in a furnace to produce steel – very basic and this is then transformed into the many steel products available on the market. The roof sheet steel is in a coil approximately 940mm wide with a BMT (Base Metal Thickness) of 0.42mm which can have a Coloured paint coating or Zinc Aluminium Alloy. This coil is sold to the metal rollformers to run through a rollforming machine to get the required profile of roofing. These companies also rollform the purlins, battens, tophat, gutters, ridge cap, fascia, barge mould, gable roll and fold most of the required metal flashings. These are all rolled from an order from the shed manufacturer according to the shed being supplied. In some cases the shed reseller may be part of a large group and simply order direct from the parent rollformer.

So the rolled coloured corrugated roofing arrives on site (and all other parts) as a direct result from the customer shed order that has been designed, approved, manufactured, delivered and ready for erection. Your shed is also issued with a 15 year roofing, cladding and purlin warranty from the steel manufacturer also sometimes the parent company of the shed reseller.

Lets start with the quote to the customer from the shed reseller. You’ve given all the details of your requirements of a shed and accepted the quote. Here is a small sample of one such Shedsafe Accredited reseller that is also owned by a national Shedsafe Accredited Shed manufacturer.

 

Details of Roof Sheet Thickness

 

Notice the roof cladding is 0.40 TCT Trimdek Profile C/B. The Trimdek and Colorbond description is fine, the 0.40 TCT is the roof sheet properties – that is in this case a 0.40mm thick Total Coated Thickness or back to the earlier description is equivalent of 0.35mm BMT (Base Metal Thickness). So this is 0.07mm thinner than the normal roof sheeting that should be installed on a domestic sheds. Why do they supply this sheeting for roof materials on sheds? Because it’s cheaper and many people don’t know the difference! So Shedsafe accredited resellers and manufacturers have been through the extensive training and requirements of the ASI run Shedsafe group. In fact in one of their requirements of shed manufacturers to become accredited is the fact outlined above regarding product warranty for 15 years. Here is the item by Shedsafe that requires manufacturers and resellers to:

 

15 Year Roofing Warranty

 

So the Shed Industry Benchmark group of Shedsafe – is setting the target or requirement of a 15 year warranty and its strick accreditation process is followed by all of its members. So the sample above (a shed which was supplied in 0.35BMT roofing) will have a 15 year warranty? WRONG.

Now lets look at Shedsafe again, an industry body run by the ASI of which BlueScope is the major sponsor. BlueScope also manufacturers the steel coloured coil for these very same Shedsafe accredited manufacturers and resellers. So lets examine the warranty for 0.35BMT roofing use in sheds.

 

 

BlueScope Roofing & Cladding Warranty

 

The main part in this warranty is that the supplier of the steel will not give a warranty on the 0.35BMT roofing that can be found in part 1 of the terms and conditions of the BlueScope Shed & Garage Warranty.  The basic error is that the BlueScope run ASI and its ShedSafe group have not covered all the small detail and continues to stipulate that Shedsafe accreditation is the Industry Benchmark. If they cannot enforce a simple base metal thickness that the manufacturer stipulates – what else is also wrong?

If your shed is supplied with 0.35BMT (or 0.40TCT) roofing – then it is not covered by the BlueScope warranty and the shed reseller will have to provide an independent cover for this warranty. Will they provide a 15 Year warranty on a 0.35 BMT thick roof sheet?
Accreditation is a simple word that enforces the meaning of having all the checks and processes in place to eliminate error.
This is one error that Shedsafe has to correct.

Shed Prices to go down

Shedeye has it on good authority that imported Steel is being used for the structural steel in more and more sheds sold in auastralia.

Is this a bad thing, take a look at the previous article, if the product is of the same quality and meets the Australian standards should the consumer care?  Especially with the impending steel mill closures in Australia, australian steel will be a thing of the past soon in steel sheds.

Do you care where the steel is coming from, or simply that you will get the cheapest price for you steel shed with good assurance that you are getting a good product?  Shed buyers are very focused on the price, they understand the difference in $$$, but not in the quality of the shed.

Lets hope the shed buyer is soon armed with the knowledge and understanding of the difference between a good shed and a cheap shed!

The End of Steel Manufacturing in Australia

Shedeye previously printed Shed Prices to go sky High, it was clear that the steel manufacturing sector in Australia is under serious threat with the introduction of a Carbon tax on the industry.  Shedeye then showed the cold hard science behind the Steel shed industry and carbon.  Shedeye also proposed that rather than a tax, perhaps all ozzies with the room in their back yards should plant a gumtree!

Bluescope has responded to the threat by sending media releases to both the smh.com.au as reported Bluescope seeks exemption for manufacturing and www.theaustralian.com.au as reported Carbon tax plan threatens viability.

BlueScopes Steel managing director has stated

“The test has to be: can the price be passed through . . . if the price is not paid through, it is basically the end of steel manufacturing in Australia,”

and

“For emissions-intensive trade-exposed industries there should be no cost until our competitors face a cost and there certainly shouldn’t be a free ride for imports that sees manufacturers have to move their operations offshore and hide carbon in someone else’s backyard.

If the manufacturing sector does not get an exemption is the government going to impose tariffs on imported steel?  What a mess.

While BlueScope is in the business of making money and this involves lobbying and looking out for their own interests before all else, this is a clear case of the general public’s best interest.

The industry is threatened via big increases in shed prices, the disposable income of Australians is in serious trouble and even when the government starts to allocate the funds from the carbon tax (inefficiently and no doubt misappropriated), the damage may well have been done.

Sheds – What happens with Carbon Tax or the ETS implementation?

The home or domestic garage or shed has become an icon in the Australian backyard. Whether it is a normal 6 X 6 double door garage or a 3 x 9 storage shed – this industry will be affected by every single company involved in the manufacture of all the components of this iconic “SHED”.

So who are these companies that need to charge you more as a result of the Carbon Tax? They happen to be the biggest emitters of CO2 in Australia because we mine minerals (including coal etc) to manufacture simple things such as steel, aluminium, glass, cement, paint, timber (YES – these guys do emit CO2 to cut timber), carpet, plastic downpipes, electrical wiring, and the list is endless. All of these companies will have to increase prices in order to pay for the Carbon tax – and the answer is that you & I will pay. There is no alternative or secret formula in the production of steel for example – the operational side of steel producers are at the apex in efficiency in the world as far as CO2 emissions are concerned. Australian giant BlueScope and One Steel have the most efficient steel making plants in the World – so what happens when a Tax is added to the industry? The basic recipe for steel making is complex – yet simple in the chemical conversion – Iron Ore is represented by Fe the symbol the same as C represents Carbon – Oxygen is represented by the symbol O – and the process of steel making (Plus energy – coal furnaces) is as follows:

Iron Ore is represented by the symbol – FeO – (One atom of Iron plus one atom of Oxygen) and Carbon Monoxide is represented by CO – (one atom of carbon plus one atom of Oxygen) – this is chemistry and the conversion is represented by the following formula.

FeO + CO = Fe +  CO2 – all the numbers on both sides add up – but it is the heat required by burning coal or fuel to complete this process that the Carbon Tax will be implemented on. Because it takes 2 tonne of CO2 to make 1** Tonne of steel – the price will increase by exactly the Carbon Tax per tonne at the source. But – it doesn’t stop there – it needs to be rollformed, transported and erected. Don’t expect any change out of 16% to 30% per tonne at the end site and this is a conservative figure. Science currently does not have the answers to improve the process to reduce the CO2 emissions greatly – and the BlueScope website has plenty of information on exactly what has been discussed above. The end result is that it will be cheaper to import steel (finished product) along with all other building materials like Aluminium, cement, glass etc from countries (like China) that have no Carbon Tax.

This tax directly on manufacturing industries will be a major setback for the shed industry if they cannot afford to pay this tax – by either adaption or economically – to compete with imports. The result will be no more Australian Made – developed and innovated by Aussie industry – last but not least – a very sorry and diminished Shed Industry.

So if your shed is approximately 12 tonne of steel, concrete, plastic, glass, etc (the average weight of a 6 x 6 garage shed) – then why can’t you get a credit against this tax if you grow plants or store timber over the next five years (or whatever is deemed acceptable) to offset the emissions of the 29 to 40 tonnes of CO2 that has been released to the atmosphere to manufacture this shed.  For example a gum tree that has a height of 30 meters and a diameter of 800 millimetres and is three years old will have stored nearly 5.885 tonnes of CO2. In this case your shed would be paid for in carbon tax in 8 years approximately. It is the environment we are talking about – not CO2.

 

**Steel making requires a high heat – the furnace – they need CO for the conversion to molten Iron (the CO comes from the coal or furnace fuel) so less than one tonne is used in the conversion and the other plus tonne is used in the heat  = 2 tonnes. The price of carbon dioxide (not carbon) to make one tonne of steel – hence the carbon tax

Shed Prices Rise, again!

Just when you think that there can be no more steel shed price rises, you can think again, shed prices are on the rise again, and the steel manufacturers have stated that there are some more significant rises to come in 2011.

Shedeye showed that the January shed price rise was insignificant and for a standard 6 meters wide * 6 meters long * 2.4 meters high shed or garage you were in for less than a hundred dollars shed price increase.

The March price rise is set to hit the shed price a great deal more as it will directly impact the price of everything excluding colorbond products (January only effected colorbond products)

The list of effected products are

  • TrueCore – Roof Battens
  • Galvanised – Formwork, Accessories, Purlins
  • Zincalume – Roof and Wall Sheeting, Accessories, Top Hats, Flashings, Downpipes and Gutters.

The average price rise is approximately 10% and as these products make up most of the weight of a shed, you are going to see bigger shed prices or garage prices after March.  The shed price is all about the weight of steel that is used to construct them.

As has been previously shown Bluescope has a virtual monopoly within the shed industry, and the question needs to be asked,  is Australia paying too much for its steel sheds as a result?

Make sure you are getting Australian quality BlueScope Steel.

Don’t believe everything you hear. Just because shed prices from one supplier are cheaper than that from another, doesn’t mean they are using inferior steel. Take a look at the relationships below, you will see that in fact most of these guys are sourcing steel from the same place!

Most of the shed distributors in Australia are sourcing their steel from BlueScope steel.  There are some companies that import steel from China, however be very careful in believing this statement.  Claiming that their competitors use cheap Chinese Steel is a tactic that distributors use to differentiate themselves and claim to have a superior product. This is in fact usually not true and most distributors in Australia source their steel indirectly from BlueScope steel.

10 Things You Must Know Before Buying A Shed or Garage!

1. What Is The Height Of The Vehicle That You Are Going To Put Into The Shed or Garage?

The rule of thumb is that you will lose about 500 millimetres of clearance on the advertised Roller door height.  You can get a bit more height if you choose a gable entry over a side wall.

This is a very important consideration, as the height of your shed and the size of the roller door are contingent on the height of your vehicle.  There’s no point in buying a shed or garage only to find out that your boat or 4WD won’t fit in there because the shed roof is too low.  It’s vital that you take the proper measurements before you even go looking for a shed or garage.

Make sure you confirm your measurements and the amount of clearance your shed or garage will have with your local distributor.

2.  How To Get Finance For Your New Shed?

Before you consider finance through the shed or finance company, do your sums first, if you pay for the shed in cash; you can often negotiate a much better deal.

If you don’t have enough cash to pay for the shed outright, what can you do?

It may be cheaper overall to either get a personal loan or use the equity from your home so you can pay for the shed in cash and get a cheaper price than going through a finance company as you may have to pay establishment fees on top of the price of the shed.

Some shed finance companies can provide finance for the building and concrete as well, but it will depend on your financial circumstances – how much your income and assets are and how much debt you have.

Some shed companies provide consumers with interest free finance.  You can pay fortnightly or monthly through direct debit or credit card payments.  Once you receive delivery of the shed, your payment plan will commence.  But again, somebody is paying for the finance, usually through a more expensive purchase price, there is no such thing as a free shed after all!

3.  Are You In A Snow Loading Area?

If your property has an altitude of over 600 metres above sea level, it’s a legal requirement in Australia that your shed has a snow loading allowance built into the structural design.

It’s vital that you find out if you’re in a snow loading area as you need your shed to be strong enough to stand up to the weather conditions in your area, including ice and snow.  When looking at sheds, you can ask the distributor if their sheds have been calculated for snow loading.

Snow loading will also affect the required pitch of your roof, this means that you are going to need a pitch of at least 10 degrees upwards, depending on where you are located.

Remember, it’s important to consult with your local council first for snow loading requirements based on the Australian Standard 1170.3.


4.  Are You In A Wind Prone Area?

Simply ask your local council and your local shed distributor, it is too complicated to work out.

It is too hard to work out on your own as is based on the probable maximum wind speed in your region, if your site is on a hill or escarpment, if your site is located in suburbia or rural and the size and importance of the shed.

If you are in a wind prone area, the shed design needs to be stronger with more steel and will cost more.  This expense is a must otherwise your shed will blow down and will be a risk to yourself and others.

You will also have to check with the shed company to make sure the shed is strong enough to tolerate your area’s wind rating.  Your local shed distributor should know if you live in a wind prone area and what wind rating your shed needs to have.

5.  Are You Going To Build Your Shed Yourself?

You can save yourself a fortune building your own shed, however the bigger the shed the harder it is to erect.  Approximately 50% of all Sheds built in suburbia are owner built.

Are you going to build the shed yourself or are you going to hire concreters, shed erectors and plumbers?  You can save money by erecting the shed yourself, but if you’re not a handy person or don’t have any friends who are, you may be better off hiring experts who can install it for you and save you a big headache, as well as a lot of time.

The shed company you buy the shed or garage from may be able to provide you with their own contractors for erecting the shed, or give you the names of contractors.

The terms vary according to local councils (you MUST check them) however if the building is under $5,000 then you may be able to build without an owner-builder permit, depending on your local council.

If the building structure is over $12,000 then you need to apply for a Certificate of Consent.  This allows you to get a building permit and undertake your own building work as an owner-builder.

But it’s important you check with your local council first.  Some councils will require you to apply for a building permit (different to an owner-builder permit) in order to erect a shed.  If the structure is larger than 10 square metres in area, then the law requires you to get a building permit.

Theoretically you can never do plumbing work yourself as it‘s illegal; it needs to be conducted by a licensed plumber.


6.  Make Sure You Get Council Approval For Your Structure!

The variation between councils is great however there are a handful of situations where you do not need council approval and there are some limitations you need to be aware of.

  • Some councils do not require approval if the shed is smaller than 3 meters in width and 3 meters in height.
  • Some councils will allow the shed to be on the boundary while other councils will demand the shed to be situated at least 2 metres away with walkways .
  • Some councils will not allow certain shed colours due to the restrictions on the reflection of light and location aesthetics.
  • Some councils will not allow a shed if there is less than a certain percentage of land available on the block.

Just remember to check everything with your local council first!

This is generally what happens when you buy a shed or garage:

1)      You choose the kind of shed you want.

2)      You find a shed distributor you’re happy with.

3)      You decide how you’re going to finance the shed.

4)      You receive an engineering report from the shed distributor.

5)      You submit the engineering report to your local council, as well as an application for permission to build the shed.

6)      You receive advice from council whether your application is approved or not.

7)      If your application is approved, you can go ahead with your shed or garage.


7. When Do You Want The Shed Or Garage?

For custom built sheds, don’t count on parking the car in you new shed for 4-6 weeks from the time you make your decision to buy.

1)      It takes 3-5 weeks delivery time for the kit shed.

2)      It takes a day to pour the slab  (if you are getting a slab and not just footings)

3)      It takes a couple of days for the slab to dry completely (depending on the size) before you erect the shed or garage.

4)      Add two days for professionals to erect the shed or garage depending on size (for a standard size shed).

All of the calculations are assuming experience professionals, for somebody who is not then it can take much, much longer!!

8.  What Type Of Look Do You Want In Your Shed or Garage?

For custom built sheds there are over 500,000 different colour combinations using the standard Colorbound(TM) colours.  Combine the different materials and components and you have millions of unique configurations.

The number one biggest problem with new shed purchases is the colour selection, either incorrectly ordered, or incorrectly researched.  Choose wisely and triple check you are getting what you want as you’ll have to live with the colour once the shed arrives

The cladding you choose can be a standard corrugated (curved) surface, a square look or a combination of the both.

If you are in a wind prone area, the shed design needs to be stronger with more steel and will cost more.  This expense is a must otherwise your shed will blow down and will be a risk to yourself and others.

You will also have to check with the shed company to make sure the shed is strong enough to tolerate your area’s wind rating.  Your local shed distributor should know if you live in a wind prone area and what wind rating your shed needs to have.
